What to Expect From Start to Finish

Based in Troy, Michigan, we provide certified property appraisals across Southeast Michigan for refinancing, selling, buying, estate settlement, divorce, tax appeals, PMI removal, and more.

STEP 1 — Initial Consultation & Service Request

The appraisal process begins with a brief conversation to understand your needs:

  • The purpose of the appraisal (refinance, sale, divorce, estate, etc.)

  • The property type and location

  • Any special circumstances or deadlines

  • Access availability and occupants

  • Required reporting format (typically a standard URAR/1004 report for lenders or a full narrative for private use)

Once we confirm service details, we provide a clear quote and delivery timeline.

STEP 2 — Scheduling the Property Inspection

We schedule the inspection at a time that works for you or your client.
Appointments are typically 30–45 minutes depending on the size and complexity of the property.

During the inspection, the appraiser:

  • Measures the home (or verifies existing measurements)

  • Takes interior and exterior photographs

  • Reviews the home’s layout and room count

  • Evaluates the condition of finishes and updates

  • Notes amenities (basement, garage, deck, improvements)

  • Assesses overall quality and workmanship

If available, you may provide:

  • Recent improvements list

  • Survey or prior appraisal

  • HOA documents (condos)

  • Lease agreements (for multi-unit properties)

STEP 3 — Market Research & Data Collection

After the inspection, our appraisers begin the analysis phase, gathering:

  • Recent comparable sales

  • Active and pending listings

  • Neighborhood and market trends

  • Location influences

  • Property tax records

  • Zoning and land use data

  • Market conditions adjustments

We combine MLS data, public records, and proprietary appraisal databases to ensure accuracy and supportable conclusions.

STEP 4 — Valuation Methods & Analysis

We apply the most appropriate valuation approaches based on the property type and intended use:

1. Sales Comparison Approach (Most Common)

Compares the subject property to recently sold homes with adjustments based on differences.

2. Cost Approach (When Applicable)

Estimates land value plus replacement cost, minus depreciation.

3. Income Approach (For Multi-Unit Residential Properties)

Analyzes the income-producing potential of the property.

Not all approaches are used in every appraisal; our certified appraiser selects what is necessary to produce credible results.

STEP 5 — Report Preparation

Once analysis is complete, we prepare a detailed, USPAP-compliant appraisal report that includes:

  • Property characteristics & condition

  • Neighborhood and market descriptions

  • Comparable sales grid

  • Adjustments & reasoning

  • Maps and photographs

  • Final opinion of market value

  • Scope of work and certification

Reports are typically delivered within 24–72 hours after the inspection, depending on complexity.

STEP 6 — Final Delivery & Review

Your finalized appraisal report is delivered via secure email as a PDF.
